What it feels like to live in Bordeaux
Bordeaux is the North Nashville neighborhood most buyers stumble onto when they realize the downtown core has priced them out. It sits just across the Cumberland River from MetroCenter, close enough to downtown that you can see the skyline, and it has become one of the most active new-construction pockets inside the I-440 loop. Older streets still feel residential and quiet; newer infill blocks are being redrawn house by house.
Location and commute
Bordeaux is minutes from Exit 86 on I-65, with downtown Nashville about 10 minutes away, Germantown and MetroCenter about 5, and BNA airport roughly 20. The commuter math here is hard to beat — most Bordeaux residents reach downtown faster than neighbors in Franklin or Hendersonville.
Housing stock and price range
Bordeaux has two markets running at once. Older single-family homes and duplexes from the 1950s-1970s still trade in the low-to-mid $300s, especially closer to Clarksville Pike. Modern tall-and-skinny new builds and detached townhomes on Brick Church Pike and Buena Vista have pushed newer construction into the high $400s to $600s. Investor activity is meaningful — we see many buyers holding one unit of a two-on-a-lot build as a primary and renting the other.
Schools
Bordeaux is served by Metro Nashville Public Schools, with families also accessing MNPS choice schools and nearby magnet options. School zones here have shifted with recent boundary updates, so verify current zoning with MNPS before committing to an address.
Parks and outdoor life
Hartman Park, Watkins Park, and the Cumberland River greenway system all connect through this part of North Nashville. Bells Bend and Beaman Park are a short drive northwest for hiking and paddling, and downtown attractions are always close enough to feel spontaneous rather than planned.
